Why homesellers are pulling back in this busy season
In the heart of the busiest season for housing, homesellers are pulling back. New listings in April fell 1.1 percent from a year ago, according to Redfin, a national real estate brokerage. That may not seem like a lot, but with the number of homes for sale extremely low and demand for homes high, the drop in new listings is unexpected and unwelcome. The reason has less to do with buyer demand and more to do with seller anxiety.

Lowest rates in a year no enticement: Mortgage applications down 1.6%
Total mortgage application volume fell 1.6 percent last week from the previous week on a seasonally adjusted basis, according to the Mortgage Bankers Association. Volume was 18.4 percent higher than the same week one year ago.

Central Oregon Follows National Housing Trends
While existing home sales across the US fell 4.9% December 2014 to January 2015, sales were up 3.2% in January from a year ago according to the National Association of REALTORS®. Locally, Central Oregon has seen a similar trend. In Deschutes County existing home sales fell 18.2% between December 2014 and January 2015. However, sales were up 31.6% in January 2015 over January 2014. Jefferson County saw a 10.7% decrease from December 2014 to January 2015, but with an 8.7% in January 2015 over January 2014. Crook County was the exception, with a 56.2% decrease from December 2014 to January 2015 and a 36.4% decrease in January 2015 compared to January 2014. Nationally, median existing home prices were at $199,600 in January 2015, a 6.2% increase over January 2014. In Deschutes County the median price rose to $278,000 in January 2015 from $249,000 in January 2014. In Crook County, the median home price is also on the rise from $128,000 in January 2015 over $139,000 in January 2015. Jefferson County saw the most drastic increase rising from $93,000 to $153,000 in January 2015 compared to January 2014. The rise in home prices across the board signals an improving housing market after drastic price reductions during the recession.

CLOSED: February 11, 2016 This beautiful home was found in an older neighborhood. The buyers were a walk-in at John L. Scott in May 2014. Their house took a long while to sell, but we stuck it out together. After 18 months, their home sold and this is their NEW Forever Home.
